Dear Steve and /or Ed Robson

On April 7th we signed a contract to buy a house in the Denton Texas community. At that time we were "scheduled" to conduct our Design session on May 5th and 6th. We planned the rest of our schedules around these dates only to find out a few days ago that we have been bumped from these dates and must accepted a reschedule to June 2nd and 3rd. There are three problems with this: 1) The reschedule happened without any discussion with us; 2) this moves our end date out another month; and 3) we can’t lock the optional wish list costs at the May price!.

When I questioned: 1) Why we were not consulted prior to this new date and 2) what was the reason for this move, I got a number of confusing answers such as: 1) Design didn't give the sales team enough time to contact me; 2) A corporate event for the Design Team took precedence over these dates: 3) The sales person made a mistake when trying to secure this date for us; 4) there are only 18 dates available in May and we didn't get into the system in time; and 5) exceptions cannot be allowed according to the local General Manager for one more date. For me these answers are all confusing. It also breaks the trust that we had in Robson Communities through our Sales person by the actions (and reactions) of other Robson community departments. This is no way to start a relationship that we were at first very excited about. It makes us feel disrespected and wondering if we made a mistake to join this community.

While I understand that demand for housing, in general, is very strong at this point in time and most builders could care less about these issues. I hope you are not one of those builders. I understand the issues you face in material and labor costs as I have had to deal with these recently in another industry. However, that aside, we were willing to wind up giving you a deposit of about $50,000 (Base plus Options) for 12 months without asking for interest which should help you mitigate those costs. My normal expectation for a new house build (which we did in 2018) is around 5-6 months. However we were willing to wait the 12 months from design for this house in this community. I have my doubts now given that our confidence has been shaken.

Your local General Manager believes his local options are limited by Corporate restrictions. My ask is that we either have one of these options offered to us: 1) Give us the original design dates of May 5th and 6th; or 2) Ensure we get May pricing on options even if we order in June 2022; or 3) provide us with a Options allowance now which will offset any pricing increase. As I said above, we were excited to join this community but our excitement has been dampened. Perhaps you won’t be a builder who could care less about our issues.
